It has been brought to our attention that there is a company operating in the Canary Islands calling themselves TRADEWEEKS ESPAÑA SL who are contacting timeshare owners and offering to sell their timeshare weeks for an up-front registration fee of €1,200. Our legal team has checked and there is no company registered in Spain under the name Tradeweeks España. We believe that this is a fraudulent organization operating with the sole intent of extracting “registration fees” from timeshare owners, with no intention of making any sale on their behalf. We have reported their activities to the Canarian authorities and hope that immediate action will be taken to close their operation.

We would like to make clear that there is NO CONNECTION WHATSOEVER between TradeWeeks.co.uk – Europe’s largest wholesaler of timeshare weeks - and this organization and we strongly recommend that timeshare owners do not respond to their unsolicited calls or emails. Furthermore TradeWeeks.co.uk advises all timeshare owners that they should never make ANY PAYMENT to ANY COMPANY to register their weeks for sale. It costs nothing to register your weeks on our multiple listing system where they will be seen by every serious re-sale company in Europe.

Question: How does Trade Weeks work?

Answer: Trade Weeks are probably the largest wholesaler of Timeshare re-sales in Europe, achieved through years of personal contact with the trade. We have built up a large stock of Timeshare that we have purchased from other sellers and are probably the largest owner of Timeshare in Europe (over 2,300 weeks at July 2008). To supplement our own stock we have a Multiple Listing Service where individual Timeshare owners may register their weeks for sale (over 50,000 at July 2008). This has resulted in us having the largest available stock in Europe.

Question: Why does it work?

Answer: Because we have such a large stock and because the weeks owned by us directly are so competitively priced, (since 2002 we have sold stock in excess of £28 million retail value) we are known by, and sell stock to, every serious Timeshare marketer in the business. Many resorts also buy their own inventory back from us to be able to re-sell to clients at competitive prices
Question: Are there any Terms and Conditions to consider before we register?
Answer: No, it is completely FREE to register, and as long as you own the Timeshare there are no other terms and conditions imposed upon you. If we cause the Timeshare to be sold we charge 15% of the sales price. So we do not receive anything unless your timeshare is sold.

Question: You say in your advertising registering our Timeshare for sale is FREE, is that true?

Answer: Yes, there is no cost for registering your Timeshare in our Multiple Listing System.

Question: If it is FREE to register our Timeshare for sale in your Multiple Listing System how do you make money?

Answer: We make money only on results; if your Timeshare is sold through our efforts we charge a fee of 15% if it is not sold you don’t pay anything.

Question: Are Trade Weeks regulated by a trade body or any other kind of body?

Answer: Although Trade Weeks deal with the general public in listing Timeshare owners who would like to dispose of their weeks. Our core business is trade only and as such we are regulated by the normal laws of sound business practice. We always maintain a careful conservative approach to our business and in all cases insist on proof that the retailers we sell to are properly constituted companies operating legally and ethically.

Question: If Trade Weeks only deal with the trade why do they want to register us as individuals?

Answer: Because there is a constant demand for Timeshare stock and if the re-sale companies that visit our site every day cannot see your timeshare, they cannot make an offer for it. Selling Timeshare stock to the trade is our business so it is in our interest to maintain high levels of availability.

Question: If you are so big will it be easy for you to sell our Timeshare?

Answer: The sale of your Timeshare will depend on many factors, but mainly the demand for the type of unit and the resort in which you own. Truthfully, the higher the price that you list your Timeshare at, the less likely it is to sell.

Question: When we have registered our week for sale can we see it on your web site?

Answer: No we only deal with the trade and to obtain a log in to our site you must be a bona fide Timeshare retailer. However, you will be contacted immediately if an offer is made for your week.

Question: What price should we ask for our Timeshare?

Answer: The timeshare is yours so you can ask any price you wish. However, if you genuinely want to dispose of your Timeshare, you must look into the market, check the price that other people are advertising their Timeshare for, and price yours accordingly.

Question: Are there other Companies that will register our Timeshare for FREE

Answer: Yes there are many companies who will “register” your Timeshare for sale. However a word of WARNING! There are Companies out there that will ask you to register for FREE, then after a short period of time will contact you saying that if you really want to sell your Timeshare you should enter their “full marketing package”, which usually costs several hundred pounds. Once you have paid this fee it is often the last time you will hear from them.

In extreme cases we have had reports of some of these Companies informing clients that they have already a buyer waiting and as soon as the client pays the marketing fee the sale will take place. Of course once the fee has been paid the sale falls through! WE ADVISE YOU TO EXCERCISE EXTREME CAUTION AND NEVER PAY REGISTRATION FEES – ESPECIALLY THOSE SOLICITED BY TELEPHONE.

Question: Are there Companies that charge to register a Timeshare for sale?

Answer: Yes, normally by first taking on the listing for free and then calling you at a later date to join their “full marketing program”, With Trade Weeks, however, free means FREE and once you are registered with us there is no need to pay any more unless your timeshare is sold.

Question: We have been called by a Company that says they can get us double what we paid for our Timeshare - is this possible?

Answer: We are aware that there are companies that make these promises. IT IS A LIE! We have never, ever, seen anyone who has purchased their Timeshare in the retail market receive more than what they paid for it in a re-sale.

FACT: “Timeshare is a product that is SOLD”

What is meant by this?

Generally speaking Timeshare is not a product that you wake up one day and decide to buy or a product that you see advertised on TV and think “that’s great, I am going to go out today and buy one”. It is, and has been for some time, a product that is sold to you in a direct sale environment on a “One on One” basis.

The Timeshare salesman needs to know about you personally, your holiday habits, your wants and aspirations; this is an absolute MUST in this type of sale

Are there exceptions?

Yes in very few cases when an educated Timeshare owner who owns, say week 30 which he paid £10,000 for, makes an informed decision to purchase week 31 from a newspaper advertisement for £2,000. However, these cases are few and far between!

The majority of Timeshare owners became so by sitting in front of a salesmen at an office or in a resort and being sold to, THAT is a FACT!

WHY should you pay to sell your week?

Having established the facts above, why are so many Timeshare re-sale companies asking Timeshare owners to pay them to market their week (we have seen instances of “registration fees” of as much as £1,200) and then using newspaper advertisement and internet sites to sell the weeks (or attempt to sell!) ?

BECAUSE their business is about taking registration fees from clients who are desperate to sell, that is where they earn their money, not by selling the weeks! There is NOT a reasonable amount of Timeshare sold through newspapers. The only reason the vast majority of resale companies advertise is to attract more registrations and to demonstrate to regulators that “they tried” to sell some weeks. Business failure is failure and not fraud unless intent can be proven. So by placing advertisements, unscrupulous companies keep themselves clear from any possible recriminations.

OUR ADVICE

NEVER EVER pay a Timeshare resale company to market your week! If they are really involved in selling weeks they should make their money as a percentage of the sale.
